At 131 Stauffacherstrasse in Bern, Losinger Marazzi AG, Bouygues Bâtiment International’s Swiss subsidiary, delivered a pioneering hybrid timber office building designed by Atelier 5 and built to the SNBS Gold standard. Ready for tenant fit-outs, Bern 131 offers nearly 13,500 m² of flexible, premium workspace at the northern entrance to Bern, in the dynamic Wankdorf business district.

The development optimally utilizes its triangular site, providing high visibility and excellent access by train, bus, and car. The future tenants—including Vaudoise Assurances, WSP Ingenieure und Berater AG, the Bern Cantonal Unemployment Office, OPO Oeschger, MTF Solutions, and Zurich Insurance Group’s regional headquarters—will benefit from contemporary, bright, and highly adaptable spaces, fostering comfort and productivity in a rapidly growing business hub.

Setting the standard for visible sustainability


Bern 131 is a pioneering example of sustainable construction, combining Swiss timber (almost exclusively from the canton of Bern), large rooftop and façade photovoltaic panels, advanced building management and domotics, and geothermal probes for heating and cooling. This integrated approach achieves a significantly reduced carbon footprint in both construction and operation, making the building a visible symbol of eco-responsibility.

The hybrid timber structure and extensive use of regional materials provide not only climate benefits and regional value creation, but also a highly comfortable indoor atmosphere. Green roofs, terraces, and landscaping with indigenous plants further enhance the ecological and user experience. The building stands as a flagship for smart, resource-conscious workspace.
