An example of reversibility

In the heart of Paris's 11th arrondissement, on Avenue Parmentier, our teams transformed a former Peugeot garage into a residential complex with 63 apartments and a local store, on behalf of Quadral Promotion. Designed by Tequi Architects, the project places reversibility at the heart of its approach.

The existing building, structured in half-levels connected by central ramps, offered vast open spaces, conducive to modularity. This configuration made it possible to design adaptable housing units, capable of evolving with changes in use over time. The program comprises 60% social rental housing and 40% split-ownership housing, contributing to the diversity and accessibility of the neighborhood.

The project required complete clearance, partial demolition of the site with the removal of more than 650 m³ of materials, underpinning, and the creation

of a central core housing staircases and elevators. Preserving as much of the existing structure as possible limited waste and reduced the carbon footprint of the construction site, while ensuring the possibility of future reconfigurations.

Raise, lighten, innovate sustainably

The project stands out thanks to a three-story wooden extension, designed to create new housing without overloading the existing foundations or disturbing the neighborhood. This lightweight, high-performance intervention embodies a new way of densifying the city, combining constructive simplicity with architectural quality.

The façade incorporates large sliding folding windows opening onto a winter garden set back 1.3 meters. A true evolving buffer space, it promotes natural ventilation, optimizes thermal comfort, and allows for seasonal appropriation of the housing units. Aluminum joinery and casement windows enhance the modularity of the interior spaces, providing abundant natural light and a direct connection to the outdoors.

The project is aiming for BBC Effinergie Rénovation and NF Habitat HQE Rénovation certification for the renovation, as well as Effinergie +, NF Habitat HQE Construction, and Bâtiment Biosourcé certification for the new construction.

By combining reversibility, wood elevation, and environmental performance, this project illustrates an exemplary approach to sustainable urban planning, in line with the climate ambitions of the City of Paris.
