From the Athletes' Village to a
sustainable neighborhood
On the occasion of the Paris 2024 Olympic and Paralympic Games, Universeine, better known as the Athletes' Village, was conceived from the outset as a legacy for the city of Saint-Denis. This large-scale project aims to embody a new way of designing the housing of tomorrow, combining environmental performance, reversibility, and quality of use.
Block A2, entrusted to our teams, comprises 12 buildings ranging from 7 to 10 stories, representing 509 housing units and 1,220 m² of retail, commercial, and recreational space. Designed by architects Pascal Gontier, Lina Ghotmeh and Gaëtan Le Penhuel & Associés, the complex offers a contemporary architectural style focused on sustainability and functional diversity.
Designed to meet high environmental standards, Îlot A2 makes extensive use of bio-based materials, particularly wood and low-carbon concrete. Their use has saved 30 kg of CO₂/m² SHA, or 1,000 tons of CO₂, demonstrating that architectural requirements and environmental performance can converge on a large scale.

A lasting legacy in the service of the city
Delivered at the end of 2023, Îlot A2 first welcomed athletes and delegations from around the world during the Paris 2024 Olympic and Paralympic Games. The housing units, designed to be transformable, were temporarily adapted to the needs of the event before being reconfigured.
After Paris 2024, our teams began a second phase of work to transform Îlot A2 into a vibrant neighborhood. Today, it offers permanent housing, complemented by shops, amenities, and green spaces, contributing to the emergence of a new, attractive, and sustainable part of the city.
Certified E+C-, BiodiverCity, and NF Habitat, the project demonstrates a strong commitment to energy performance, environmental quality, and biodiversity. Beyond the sporting event, Universeine – Îlot A2 stands as a model of successful urban redevelopment, where the project was designed to last and leave a tangible legacy for residents.

Cœur Madeleine Residence
