Located in the rapidly evolving Nouveau Saint-Roch neighborhood, just steps from the Montpellier train station, Belaroïa is an iconic development combining hotels, residential units, offices, and restaurants.
Designed as a true urban landmark, this nearly 9,000-square-meter development plays an active role in the area’s revitalization and enhances the city’s appeal. Its mixed-use design responds to the evolving needs of the modern city by combining tourist amenities, business activities, and upscale residential spaces within a single building.
The building houses two complementary hotels—a 4-star hotel and a 3-star hotel totaling 170 rooms—as well as a business center, a brasserie at the base of the building, and residential units located on the upper floors.
This layering of functions optimizes the use of a constrained urban plot while ensuring clear visibility of the spaces. The apartments, which offer panoramic views of the city, the sea, and the surrounding hills, provide a privileged living environment in the heart of a major transportation hub.

The Occitan “gem” by Manuelle Gautrand
Designed by the firm Manuelle Gautrand Architecture, the Belaroïa stands out for its bold architectural style, dominated by a finely perforated white double-skin metal façade that evokes contemporary lace.
This envelope lends the building visual lightness, sun protection, and a strong identity, while creating patterns of light and shadow that shift throughout the day. The complex is structured into several stacked volumes, culminating in a spectacular cantilevered bridge-building that crowns the composition and gives it the appearance of a prow facing the city.
This distinctive silhouette, visible from major thoroughfares and rail lines, makes Belaroïa a striking urban landmark at the entrance to Montpellier. Beyond its visual impact, the project demonstrates significant technical expertise in integrating multiple uses into a compact structure.
With its expressive architecture and hybrid programming, Belaroïa embodies a new generation of urban complexes capable of sustainably revitalizing station neighborhoods and enhancing the appeal of regional metropolises
