A redevelopment of 151 homes
The Trianon residence is a redevelopment project involving 151 occupied housing units in Le Mans, providing a concrete example of our commitment to reuse.
It took 18 months of construction work to complete the modernization, energy efficiency improvements (30% reduction in energy bills for the homes) and landscaping:
- 8,000 m² of exterior thermal insulation, including 2,000 m² of wood cladding and 6,000 m² of coated expanded polystyrene panels
- Interior renovation of 151 homes and modernization of common areas
- Renovation of outdoor areas with greening of above-ground parking lots, including the creation of tree pits, bicycle storage areas, and private gardens at the foot of the facades
- Creation of a secondary underground district heating network

Housing renovation committed to reuse
An exemplary reuse approach enabled 73 tons of materials to be reused on the project, representing 36% less waste for the site. Specifically, this involved reuse on and off site, after refurbishment:
- 350 m² of interlocking paving stones
- 145 apartment landing doors
- Mailbox units
- 150 ml of aluminum guardrails
- 7 planters used to decorate balconies, reinstalled on site in the green spaces
- 10 reused sinks, installed on another housing renovation project carried out by Bouygues Bâtiment Grand Ouest.
With the commitment of the project owner Podeliha to the approach, the team also stood out for its “housing pragmatism.” Based on the condition of the premises before the work, items considered to be new or in very good condition (e.g., new toilets and faucets) were not replaced.
